How Much Does It Cost to Build a House in Harare in 2026?

By Location.ZW Research

One of the most common questions in Zimbabwe's property market: how much does it actually cost to build a house? The answer depends on five factors: where you are building, what specification you want, how big the house is, the site conditions, and how much of the work you can self-procure or self-supervise.

The table below sets out realistic ranges by finish tier in Harare in 2026. These are ranges, not point estimates. The spread inside each tier is real, driven by sourcing (imported vs local), contractor margin, and how complex the design is. Builders quoting the bottom of a range are typically working with longer payment terms, repeat clients, or self-built supervision.

Construction Cost Per Square Metre (2026)

Calibrated against real builder quotes and Property Intel's construction cost database across Harare:

Specification Rate ($/sqm) 200 sqm House What this gets you
Basic shell $300 – $380 $60,000 – $76,000 Structure complete, basic finishes, owner to upgrade later. The "buyer to finish" spec.
Standard $420 – $520 $84,000 – $104,000 Complete house, locally-sourced standard finishes, ceramic tiles, built-in cupboards, mid-range fittings.
High spec $650 – $800 $130,000 – $160,000 Porcelain tiles, custom kitchen with stone tops, premium fittings, double-glazed windows where specified.
Luxury $900 – $1,100 $180,000 – $220,000 Imported materials, marble or large-format porcelain, premium joinery, smart-home wiring, high-end sanitaryware.
Ultra-luxury $1,200+ $240,000+ Bespoke design, fully imported finishes, architectural concrete, integrated smart home, designer-led fit-out. Rare; usually only on signature homes.

The jumps between tiers track the cost of better materials, more imported content, and more skilled labour. The two biggest single levers within any tier are the kitchen and the bathrooms: a Standard house with a High-spec kitchen and bathrooms often costs 15–25% more than headline rate.

What's NOT in these rates: land, professional fees (architect, QS, engineer), external works (boundary wall, borehole, driveway, landscaping), VAT (if applicable), or council connection fees.

Why these ranges still need a specific quote

The ranges above are generic Harare averages. The actual cost for a specific project sits inside that range, not at the headline number, and the location within the range depends on factors a single article cannot capture. Two houses both quoted as "200 sqm High spec" can come in $25,000 apart based on the suburb, the slope of the site, the soil profile, the contractor's payment-term flexibility, and the design's structural complexity (single-storey vs double-storey changes per-sqm rates materially).

Property Intel's Building Cost Estimator narrows the range by calibrating for:

A 200 sqm High-spec house could be quoted at $130,000 in one suburb and $158,000 in another with identical drawings. The article gives you the range. The tool tells you where in the range your specific project sits.

What's Included in "Construction Cost"?

The rate per sqm covers: foundations, superstructure (walls), roofing, floor finishes, wall finishes, ceilings, plumbing and sanitary ware, electrical installation, doors and windows, and painting.
