Should You Sell Your Land or Develop It? A Data-Driven Answer
You own a 4,000 sqm piece of land in Harare. An agent says it's worth $400,000 as-is. But what if you developed it into 8 cluster houses? Would you make more money? Let's run the numbers.
Scenario: Sell As-Is
- Sale price: $400,000
- Agent commission (5%): -$20,000
- Conveyancing (3%): -$12,000
- Stamp duty (paid by purchaser, but cost-of-sale on negotiation): typically not borne by seller
- CGT: 20% of the gain for property acquired on or after 22 February 2019 (after cost, selling costs and a 2.5% a year inflation allowance), or 5% of the sale price for property acquired before then
- Net proceeds: ~$355,000 – $368,000
- Timeline: 2-6 months
Scenario: Develop 8 Cluster Units
- Construction (8 × 200 sqm at $470/sqm, "Standard" finish): $752,000
- Infrastructure + external works: $120,000
- Professional fees + statutory: $100,000
- Contingency (10%): $102,000
- Total development cost: ~$1,522,000
- Selling price (8 × $280,000): $2,240,000
- Net profit: ~$500,000+
- Timeline: 18-24 months
When to Sell vs Develop
Sell if: you need cash quickly, don't have development experience, the land is in a low-demand area, or construction costs are rising faster than property prices.
Develop if: the land is in a high-demand suburb, you can access development finance, you have 18-24 months to wait, and the numbers show a 20%+ ROI.
